Breaking a contract

    Hi,
    Im living in a student house at the moment with a girl from home and two random people. The contract is until the end of may and me and the girl from home want to move out due to one of the other housemates who has the house wrecked and completely destroyed and does nothing but have all his friends over and smoke weed all day long and make loads of noise.

    Can we break our contract and lose our deposit or must we continue to pay the rent up until the end of june? the company are saying the latter.

    The latter can be enforced by the PTRB.

    Must they do something about drugs being used in the house?

    Also the bathroom is black with mould and the rooms are getting bad too.

    I have bad asthma so its not suitable for me to be there with it that bad.

    I assume you are a student, if so contact you Students Union and Accomodations office, they will be able to assist.

    If not contact landlord and explain issues. You may be able to come to an agrement.

    The SU wont be around till after the holidays.
    I rang the letting agency and she gave me the number for the company owner and hes nothing short of a grumpy ar$ehole.

    He said if we dont stay there to may we're liable for legal action.

    Could the OP write to the Letting Agent or Landlord with a list of complaints (including drug taking) and threaten to withhold payment of rent until they were sorted.

    If they do nothing might the OP be jointly responsible for any repair bill that may arise from the behaviour of their fellow tenant

    you could always rat your roomies out to the gardai and they would more than likely have to move - if the gardai are "informed" about noise/drink/drugs.
