Bungalow New Build - Need help with layout

    Hi All,

    We are at the very early stages of a new build, we are building a 2,300sq ft Bungalow but we are having a bit of a problem with the layout it just seems all wrong and we cant seem to fit what we want into it :confused:

    Ok we want a nice size Kitchen/Dining room, sun room, separate sitting room, good size utility, separate to the kitchen hence the entrance hallway at back through to the front (has anybody seen this in a house before?) and 3 bedrooms, the main bedroom we want a walk in wardrobe and en suite has to be a good size. The main bathroom just isnt working either :(

    Our initial design is attached but it just isnt working. I would appreciate any feedback and suggestions.

    I'm not trying to be smart but..

    At some stage your going to an architect, to submit planning, arch gives info to QS so your bank will approve, get BER, comply with building regs, get tender drawings, supervise construction (under new building control regs) etc etc

    why not simply take your brief ie the spaces/ views you want etc etc (including perhaps a scarp book or powerpoint of your ideas/ photos/must have's & desires) to three local architects, speak to them, look at their portfolios, get some quotes and move on to design you home with tyour preferred professional help;)

    Why pick a size & try to fit stuff into it? Never understood that logic. Either way 2300 is loads for 3 beds.

    For a start:
    Wheres south?
    Wheres the the view?
    Wheres the road?
    What is the site size & what are the boundaries?
    Hows it being serviced?
    Do you know the regs you've to comply with?

    In short you need more that some advice on here. Sit down with with an Arch/Arch Tech and get some help. If you're spending at least €230K on a house, a few thousand on getting the design right is essential.

    Sorry guys i know there limited information, its just at very early stages:

    The house is north facing, it is also facing the road, so all the living area is at the back of the house and is south facing

    The site is roughly 1 acre we have 2.50 acres but we are going to fence this off.

    We will be meeting some architects in the near future i just wanted some ideas, thanks

    As others have said your best sitting down with the person you want to design your home.

    I can see a good few design issues the first is the fact that you have too much corridor space. Second is your bathroom is too far from the kitchen/living room.

    I'd like a house more square in shape. Just a personal preference.

    Sometimes its best to think of a house you like. Then go to owners and ask who designed it. They might be able to do something you are happy with.

    Stop looking to buy and dog and bark yourself. List out in writing what you want collect magazine clippings of ideas you like and don't like. Then let the architects take over.

    Just giving an idea for an alternative layout Brian F. Don't think the op expects us to go into all the detail. As the title states...Bungalow layout help. So no need for ur pessimissm!

    put away the pen, ruler and paper and please engage a professional.

    read the design guidelines applicable to your Local Authority.

    as above assemble a list of stuff you want. another list (shorter) of stuff you need.

    then get images / photos of things you like, then step back and allow the pro do their job. you will only frustrate yourself in the mean-time if you continue with this.

    what I have asked you, I do so from experience, and having seen the worst of whats to come for this type of situation - believe my 'pessimism' is founded. the beauty of being 'tough' on the OP at this stage is s/he hasn't built there house yet.
