Kitchen extension

    Looking to extend my kitchen a bit. Its at the back of the house and will need to extend into the garden.

    The existing kitchen wall has one window and UPV door which i'd like to retain in the new build if possible.

    The length of the extension would be no more than 12-13 feet.

    What's my best option for construction? I've always favoured blockwork but some people tell me to go for timberframe...would a flat roof or pitched roof be better and mopst importantly how much would it cost?
