New to building....need info tips advice!!

    Hi
    My partner and I are hoping to start building a 2200 sqft 4 bed dormer early in the new year!! Our drawings are complete and planning permission has been sought pending a decision in two weeks, but we're hopeful as my partners brother and sister have built houses on plots besides ours. We have only visited one bank so far but they have told us we'll get the mortgage we need. So I don't know whether I'm putting the cart before the horse here but nonetheless me and my partner have never built or bought property before. I know we will need to get quotes from contractors if the planning comes through but that's about as far as my knowledge goes. So basically I'm asking what are the steps we need to take next, and any advice or tips you might have.....

    Appreciate any help

    Employ an engineer/architect and a QS. You need construction drawings for an accurate tender and contracts to be drawn up. You need a QS to keep control of the money especially even more so for people not clued up on current regs, costs etc

    +1 on the above + you'll need a provisional BER & a Project supervisor for design/tender stage.

    you need to do all of the above and go to your bank with confrimed costs from the qs before going to
    get quotes from contractors

    Well we hired a architect to draw up the plans for us, his company also did the percolation tests etc he submitted the full application to the county council!! His drawings included current houses on land they're percolation areas,our proposed dwelling and percolation trenches, soak pits etc, floor plans inc detailed measurements of each room interior and exterior along with numerous elevations and section cut outs describing finishes materials etc. he has said he will be available to liase with contractor. will we need further drawings for construction?

    All that information you outlined is very basic information and doesn't really tell anyone anything about pricing. Planning drawings should never ever be used for pricing / construction purposes. They are at best sketchy and when the additional layers of information are added - your drawing package will most likely stretch from probably maybe 3 sheets now to maybe 20 at tender stage - plus, specifications, schedules etc etc. Your QS will prepare a Bill of Quantities based on the drawings and on-going correspondence with the architect and this is what the builder will price off. eg it tells them how many linear metres kerbing, square metres of tiling, cubic metres of hard core etc etc etc

    If you think your architect is capable of producing the required tender drawings / spec etc (they should be), then engage them to do so. this will cost you money - but it is money well spent. if you cannot afford to pay the architect / QS to do these things, then i would suggest you cannot afford to build your house.

    Thanks for all the advice, I seem to be learning new stuff about all of this everyday!! I wondered myself how a house could be built from the plans we received but didn't cop we needed further ones, ill contact our architect for construction plans should the planning permission come through thanks again :)
