Breaking Lease

    Hi,

    We're in a lease that expires at the end of June.

    We feel we were lied to quite a bit by the letting agent who showed us the apartment, and want to get out of here. We understand if we break the lease, we'll lose our deposit. That's fine. But is there any legal way of leaving and retaining our deposit, i.e. lining up replacement tenants or finding someone else to take the apartment?

    Basically, you can reassign, which means you find a suitable replacement, and with the landlords blessing they take over the remainder of the lease. You responsible for all costs involved, including any shortfall in rent should the new tenant end up paying a lower amount than you currently do.

    The landlord has the right to view any potential tenant on the same basis that you were viewed when you moved in and can refuse a tenant if they dont want to rent to them, but they cannot flat refuse to allow a reassignment or else you can leave without penalty.
