Starting work early - commencement notice

    Just got a call from a work contact there.
    He got planning for a domestic extension, engaged builder and is on site but has only recently lodged his commencement notice due to forgetting about it.

    Builder has asked him when it was lodged.

    He was asking about the consequences of starting early.
    The build is 60% complete!

    It is in the Dublin boundary and if a DCC control inspector visits then what is the outcome?

    Well, the important thing is to get it lodged anyway. Then two weeks later, at least he can breathe easy.

    It's obviously going to look suspicious to Building Control if the commencement notice was lodged three weeks ago and the building is currently being roofed. But as for the building being roofed with no commencement notice in at all? I've never been in that situation, but I assume the council would make you stop work until the commencement notice is lodged.

    Thanks, sorry got this clarified in the meantime.
    Can will be sent back if the LA cops it within 7 days and technically you can't relodge one.

    Thee will always be a little problem of a valid CN not recorded against the build, but it's classed as a minor breech of the BC act.

    Ok, but a minor breach in whose opinion? Because no valid CN means no certs of compliance, which could be a real problem if ever selling or getting a mortgage. Solicitors are cautious, and banks even more so these days.
