New house survey's report ventilation issues

    Hi there, I’ve had a bid accepted on a house, carried out a surveyor’s report and am just wondering if this is a standard enough report for a bungelow built around 2002 with a ventilation problem or if there are major alarm bells ringing for anyone reading this list.

    My main concerns with the findings are ventilation, mould and damp issues. I’m paraphrasing parts of the report but here are the issues.
    There is no chimney in house (this may play a role in the ventilation issues detailed later and also improve the BER rating of the house which looks surprisingly good).
    There is fungal staining along the skirting board of a bedroom where a bed was fitted.
    There is black staining (it doesn’t specify where exactly) which may due to gaps in the wall and attic insulation.
    Due to drying out shrinkage some of the internal doors require adjustment.
    Inside face of external wall could be drylined and vapour barrier insulation could be added to increase insulation levels and eliminate condensation problems.
    External insulation systems should be considered to eliminate cold bridging and eliminate drafts.
    Brick cavities insulated using bonded bead insulation.
    Install humidity fans in kitchen, ensuite and bathroom to elimate condensation.
    The floors seem to be damaged. No warping from what I can remember but severe damage to them (the boards were separating in places) requiring a complete replacement.

    Attic
    Insulate all pipes, extra 150mm minimum attic insulation, plastic water storage tank should be insulated, attic door replaced with insulated trap door with draft seal.

    A house we lived in 3 years ago for 8 years which had a similar ber rating of d2 yet had none of these issues. It was a good bit larger and was built around the same time. It seems strange to me that two houses built around the same time with such differing spec could have the same Ber rating. We built the previous house so knew what we were getting and putting in so I am quite concerned about the amount of insulating and ventilation issues that are present in such a "similar" house.

    The report says that it is a superficial survey and not a detailed elemental survey. I wasn’t sure at the time that there would be differing levels of survey. Would it be necessary to carry one out in light of the proceeding findings? Should I get someone with a particular expertise in ventilation/insulation to assess the property?

    First off, there are any number of reasons why different house types have similar ber ratings.

    Imo and experience, it's not alarming that the house has signs of damp or mould once the cause is well understood. Very often occupant behaviour has a large role to play. A specific damp survey can be carried which would include specific solutions and advice. PM sent
