Land for rent

    I am hoping to rent out a good few acres of land. The land needs a good bit of clearing (rock bushes etc) I am hoping to let it for a few years without any pay if the person renting it fixes it up. I have lads coming looking at it . Just wondering is there anything I should watch out for, include in the conditions contracts etc.

    How many acres?
    what needs doing? i.e cutting back ditches, machine to clear backditches or draining, fencing, water supplie, gates, reseeding ?
    how long of a lease are you thinking of.
    what sort of ground is it?
    where are you based?
    I took ground beside me at home and the final decision went my way because i went with a plough method reseed whereas the other guy was going with direct drill.
    It must need a lot of work if you are giving it out for years for free.
    Go check the tenants own ground and you will be able to see what sort of lad he is.

    Theres about 10 acres...Parts of the ground is uneven with a good bit of loose rocks. I am not sure how long I should let it for. It would definately need reseeding and some fencing.. Its good solid ground would be great for keeping stock in over the winter.
