Wobbly windows?

    Hi folks,

    Looking at a 1970s house at the moment, considering buying.
    The windows were replaced approx ten years ago, double glazed Georgian style windows. We have noticed when testing the windows that when closing the whole window wobbles and shakes. We have been told that this may mean they were not sealed properly when installed....
    Does anyone know what this means, do the windows need to be removed and re-inserted or can they be re-sealed in-situ? Is this a big expensive job or a relatively small job?

    This is difficult to comment on without seeing them & could possibly be a number of things but dome possibilities are below. Sash windows have weights behind the shutter liners. As they are double glazed, the weights may not have been re-adjusted to account for the added weight of the double glazed sections or may need to be re-balanced slightly. The sash cords may need to be replaced with the correct type of cord and the parting bead (slip of timber which separated the top and bottom sash when opening) may have been replaced during the upgrade works with a thinner piece of timber, creating a wobbly effect.

    the extent of works depends on what the issue is, if the weights have to be accessed ie if shutter boxes and liner boards have to be checked and opened up (often sealed shut with paint)
