On a property for sale or for rent?

Either way Id assume it means that the property is ready to move into straight away.

On a sale property it would generally mean that its either already empty, or the occupants are moving out with no chain.

Be wary of someone claiming that on a property with sitting tenants - they may have a verbal agreement to shorten a notice period but no actual legal basis for kicking someone out before the period.
