Architect Fees - Restaurant Planning Permission

    What is the going rate for an architect to handle the planning process, getting change of use from retail unit to take-away/restaurant. Have sought a couple of quotes, but would be interested to get advice from the knowledgeable people of boards. Unit is 40sqm

    You will need

    Planning Permission
    Fire Safety Certificate
    Disabled Access Certificate
    Health and Safety PSDP

    I would budget at least €10k min to cover all that.

    And after 28 Feb 2014 - take note of the new Building Control Regulations

    I would estimate another €5/6k on top for this.

    Thanks for your reply, and you clearly know what you're talking about, and the different elements required.

    Those estimates seem a little much for a small take away though no?

    The prices we have gotten so far would be much less than the above, thankfully.

    cheaper maybe. if you get an AT to do it privately or hire them directly.

    same outcome. no.
    you are far better off to use a properly registered practice with the skills and services of both an architect and an Arch Technician, for a list of reasons the length of my arm!!!

    planning legistation, design, spec, construction methods, meeting building regs, Part L etc etc
    & also protecting yourself by using a properly insured & competent person.
