Tyre storage and perishing question.

I have a 4x4 with road tyres on it and want to get a decent set of off-road ones along with steel wheels so I have two sets I can swap back and forth. When I'm not using them they'll be in my garage but what I'm wondering about is how long do tyres take to start perishing and if there's anything I can do to prolong their life span in storage? Or is that something that usually only happens when exposed to the elements and with the weight of a vehicle sitting on them?

Sunlight is your main enemy here.
Keep them under black wraps, in a dark as place as possible and they should last a good while.
