House with a view

Im looking around at some new houses and I found one that was perfect and it just so happened to have a spectacular view from the sitting room window.
On the way out I noticed the neighbouring house was also for sale. Its only a few hundred yards down the road and for the most part is an exact copy of the first house. But 60K cheaper. Why? Because this house is at the bottom of the hill and has no breath-taking views.
Are views really that great that you'd pay an extra 60K? I imagine you'd get bored of looking at it after the first year or two?

It's what you do with the curtains closed that matters.

Buy the cheap one and then put it on stilts.

    I'm older than Minecraft goats.

The view will be ever changing with the seasons presumably plus it may sound a bit airy fairy but I think there is an aura of well being in having a decent view out you're window rather than a hedge or you're neighbours garden.

just paint a nice view on the outside of the cheaper houses' windows

Buy the cheap one and everytime you want to see the view, walk up to the neighbours and think "i've 60 grand in my back pocket" It will make the view seem even nicer:D

You could use the cheaper house as a reason to low ball the asking price

Buy the cheaper house, walk the hundred yards each day, enjoy view, profit.

Or even better buy Maserati or something affordable and drive up the hill :D:pac:

ANy hotel on a lake charges different prices for a lake view room and the exact same room facing the other way.

TBH If I bought the cheaper one I'd always wish I'd splashed out for the one I wanted instead of the cheap option. Then again I prety much immediatly regret buying anything that I compromised on.

By nice view Fr Len means paint tits on the windows.

Big tits plastered on every available square inch of glazing, blend in a couple of random veiny penises into the artwork to keep it edgy. The variable male members dotted about the collage will also keep your wife on her toes wondering if you are in fact actually a bit gay.

60k buys a lot of HD tvs. Enough for a wall of HD tvs.

& if you're paying a mortgage, the 60k is actually more than that considering interest repayment on that 60k.

I think you will buy the cheaper one and live out your days resenting your neighbours with the nice view.... :D

Buy the cheaper one and plant a huge row of quick growing trees behind it. Feck the neighbours and their view.

Better still, set up a walking tour for other locals. Charge them for the benefit of walking them up the hill to enjoy the view. More profit for you! :D

buy the cheaper one and with the 60k you saved will send you on brilliant holidays for the next 10 years or so.

Never works out that way though. You've got window cleaning, curtains/blinds to maintain, eye tests. It all adds up. You won't see change from a hundred grand - plus you could probably move down the hill and live in the view for half the price:D

The house at the bottom of the hill may be susceptible to flooding...

If you're considering paying for the view you'd want to make sure that there is no way that the view can be taken away from you? Imagine if something was built on the land in front that could obstruct it?

    You can't eat the scenery.

  • Registered Users, Registered Users 2 Posts: 2,676 ✭✭✭thunderdog

Buy both...test them both out for a few weeks and then rent out the one you end up not living in. Do this for 10-20 years and then sell the house and make a huge profit. Fool-proof plan. Nothing can go wrong

Buy the more expensive one and then charge the neighbours to come in and enjoy your view.

The house is on a mountain. The view is of the city and down into the bay.... Reckon it will be safe enough for another few years :D

Use the 60K to build a massive tree house/viewing platform in the garden of the other house; best of both worlds.

Not really though. The house on the bottom of the hill has a window in the sitting room too.

and the one at the top of the hill is more exposed so the slateds will all blow off in the winter.

I hope your neighbour doesn't decide to park his van in front of your window, blocking your view. That'll be €4/day wasted for the next 40 years :(

  • Registered Users, Registered Users 2 Posts: 8,513 ✭✭✭Ray Palmer

The view increases the value of the plot of land not in particular the house itself. It can truly be worth the money later on. As the property prices rise the plot of land with the view will increase at a higher percentage and it is already worth more.

The short answer is yes a view is worth that much especially on the area you are talking about as planning is very restrictive for new builds.

Recently a house bought in Dorest sold for 3 million stg and they are going to knock it down. All about the view.

Check the planning permissions, zoning, local council plans, small trees growing etc. Basically anything that might interfere with the view in future.

What kind of premium would AHers put on this view?

    North facing garden :(

Another house with a premium view if anyone wants to look http://www.myhome.ie/residential/brochure/cliff-cottage-ballyvoile-stradbally-co-waterford/2510956.

    - west facing ;)

And not a chance of anyone getting planning permission to build anywhere near it but no way you could change it as its a protected structure.
