House Cost Estimate for Planning

    Hi,
    This might seem obvious but we are looking to find out if we can afford to build a house we are currently designing. We are taking a conservative approach and we don't want to pay for a full detailed cost estimate until we (hopefully) get planning. Is it possible to get a basic estimate based on the plans you've drawn up with architect? If this exists, how much does it cost?
    New to this so not sure what the usual process is.

    If you allow a budget of €2k / m2 all in ( builder/finishes/architect/engineering fees etc ) your about there. If that sounds steep you will struggle to finish the build well , or it will take you longer then perhaps you would like to truly finish it off to showoffroom standard.

    Detailed costings will guide where the money will go within an overall context - or put more simply - if you spend X on windows , you have only Y to spend on the kitchen , and so on.

    Yes get a cost plan done of the design. It will be a basic layout but will have prices against each element. Using global cost per m2/ft2 is fine for initial design parameters but it can vary widely depending on the specific property, design, layout, ground conditions, finishes, architects etc etc.

    A quantity surveyor could do up a cost plan for you in a day or so and it will get you thinking in more detail about your project. (in all likelihood the cost plan will come back above budget and you will really have to start thinking in greater detail)

    Thanks a mil for the responses. It's great to get feedback and an idea of cost. There are so many variations on cost per sq metre and foot being offered that I thought it might be better to get one specific to our build / design. I am aware that once we get into the detail (after planning is achieved), this may change drastically.

    A sample cost plan would be really helpful - thanks, I'll PM you my details.

    @kkelliher - we're at the same stage of the process as peefs, could you share the sample cost plan with me as well please? If ok, I'll pm you my details.

    It's a catch22 situation, we want to progress to planning permission but we're unsure if we want to take on what's planned to date. Currently 3,200sqft.
