Have you tried looking at commercial places on daft.ie ?

For example; http://www.daft.ie/searchcommercial.daft?id=114626

Or at least use it to see what agents are used in the area that you are looking at, and check if they have any smaller places that they have to rent, but not worth putting on Daft?
