Retention planning

    I have just applied for retention for an extention i got done around 5 years ago due to cranky neighbour,now i think i will be caught for new proper perculation system as septic tank there at present only alright,will it cost much and will i def.have to get it done or could i wait til they come check the septic tanks and try and get it grant aided.

    I have just applied for retention for an extention i got done around 5 years ago due to cranky neighbour,now i think i will be caught for new proper perculation system as septic tank there at present only alright,will it cost much and will i def.have to get it done or could i wait til they come check the septic tanks and try and get it grant aided.
    I'm sure you actually applied because the extension needed planning permission, if it didn't need planning permission you wouldn't have to apply, regardless of how cranky the neighbour is.

    As part of the application the LA are likely to require either:
    a) certification of the existing septic tank system, or,
    b) site characterisation assessment report carried out in compliance with the EPA's code of practice to prove that your site is capable of assimilating the wastes generated.

    provided you can supply either a) or b) above the LA may not condition you to carry out any works required within any specified period, that way you could hold out for a grant.

    I had to apply for retention because the cranky neighbour sent in a letter to planning dept.saying i built an extention with no planning.
    I got a reply from planning and have to get an engineer to do a walkover survey on septic tank,soakaway and perculation area.
    I have 6 months to send in further info and can extend it by 3 months.

    No, you had to apply because you failed to comply with the Planning and Development Regs whereby you should have made your application a number of years ago for permission to carry out the works.

    Dont go blaming others for your own shortcomings

    1. you must have needed permission 5 years ago, otherwise you wouldnt have to get retention permission now

    2. you are not "getting caught" to do something, if its something you should have done 5 years ago

    3. you will not get grant aided if there is unauthorised development on site.

    4. you will not get grant aid if you contravened regulations at the time of development.
