Storage shed planning permission

    I'm considering erecting a large agricultural machinery storage shed to the rear of my house. (Rural area) There are no other buildings there at present.From these guidelines it would be a type 4 structure - max. area 300 sqm without planning. I was wondering as there are no other buildings there at present could one erect 2 x 300 sqm type 4 structures simultaneously and still not need planning permission ?

    no... the total farm buildings can only be an area up to 300 sq m maximum. and you can only build 200 sq m if theres nothing there already

    you cant just keep on adding on 300 sq m areas.

    And the use would have to be clearly agricultural.

    I suspected as much, I dont see the ref. to a limit of 200sq m if theres nothing there already though ?

    the limit you can build is 200 sq m.

    however, if you already had a 120 sq m building on the farm, then the maximum you could build would be 180 sq m

    I'm struggling to get my head around this - does the "type" system here

    relate in any way to the class system in your teagasc link ?

    From the dept. of agriculture site it would be :
    Class 9:- Under 300 square metres and 900 square metres on aggregate

    You havent said (unless I missed it) if the shed will be for agricultural use. Please have a read at our charter located on front page of forum.

    CLASS 9


    Works consisting of the provision of any store, barn, shed, glass-house or other structure, not being of a type specified in class 6, 7 or 8 of this Part of this Schedule, and having a gross floor space not exceeding 300 square metres.
    1. No such structure shall be used for any purpose other than the purpose of agriculture or forestry, but excluding the housing of animals or the storing of effluent.
    2. The gross floor space of such structures together with any other such structures situated within the same farmyard complex or complex of such structures or within 100 metres of that complex shall not exceed 900 square metres gross floor space in aggregate.
    3. No such structure shall be situated within 10 metres of any public road.
    4. No such structure within 100 metres of any public road shall exceed 8 metres in height.
    5. No such structure shall be situated within 100 metres of any house (other than the house of the person providing the structure) or other residential building or school, hospital, church or building used for public assembly, save with the consent in writing of the owner and, as may be appropriate, the occupier or person in charge thereof.
    6. No unpainted metal sheeting shall be used for roofing or on the external finish of the structure.


    so once all the above conditions are met, especially the use, the most you can build as a one off exempted building is 300 sq m.

    There is divided opinion here as to whether your proposal is exempted development or not. I believe it is not exempted development and that you need planning permission. You could clarify with a Section 5 declaration application. Either way you should get some on-site advice.
