Underpinning and insurance

    Hi all,

    We're looking at a house which meets a lot of our criteria - nice garden, lovely features, great area, needs lots of work but the price is good - but the estate agent reckons some underpinning might be needed. Finding it really hard to find any threads about this. I know it can be expensive, but I've also heard it can create huge problems in terms of insurance, and significantly reduce the sell-on value (since next owners will find it even harder to get insurance). Spoke to an insurer today and she said they wouldn't ever quote for an underpinned house. Anyone have any experience of this kind of thing - in terms of either (a) the likely cost of the underpinning itself, or (b) the insurance issue? House is 1500 sq ft approx, built around 1905.
