Land zoned as residential

    I have been looking a site that is "zoned residential". The site is not in a rural setting and has no existing structures. It is located 300 meters from a village and is part of an existing housing estate.

    How does the planning process deal with such a site? Does the applicant still have to show strong links to the local area (e.g. a relative lives near by) or are such sites treated differently?

    I currently live within 2 miles of the site and have done so for over 30 years.

    I know this is a very specific query and I will be talking to the local council but I just thought I would check here first to see if anyone has had any similar experiences.

    My first impression, without having any knowledge of the area or the development plan covering it, is that its fine for anyone to apply for permission for a house if its zoned residential. I dont think it would be covered under rural housing needs or the likes but as you said its best to check with the local planners first...perhaps in a pre planning meeting.

    The general consensus is that if the area is "zoned residiential" then it is by definition not rural and as such not subject to the rural housing guidelines.
