    probably been covered already but how does one ascertain if one has a local housing need

    also if a site for sale has full planning for 2,500 sq ft house but purchaser wants to downscale to 1,500 then is this easy to do or is it back to an outright new planning submission?

    The housing need will be defined in your local County Development Plan.

    You will need to reapply for permission for a reduced size of the approved house.

    Hi thanks for your reply. The housing need that you mention in the county development plan is that the same as the 'local' housing need that is often a planning restriction in some areas i.e must be from the area and must work within x amount of miles etc.
