Full house renovation + extension

    I'm looking at a 3-bed, semi-d, 1200sq ft, 1950s house in Dublin which needs a full renovation and I'm trying to get a handle on the possible costs. I know that the eventual cost is dependent on the quality of the fittings and finish, but I'd be going for something mid-range.

    The house needs at a minimum:
    • Heating installed
    • Insulation
    • Rewiring
    • New windows
    • Single-floor kitchen extension at the rear, 3.5m x 8m


    In addition I'd consider:
    • Double-height extension at the side, 4m x 8m, extending the existing roof out over this (i.e. no flat roof)
    • Existing attic conversion with addition of dormer
    It's a big job. Ballpark estimates, not including kitchen cupboards, painting, carpets?
