Just taking a look at Dublin 15 property prices the 3 bed houses seem to have gone up from late last year. Is this Dublin wide ? I hadnt been looking at other areas in Dublin prior to this so dont know.

A shortage of good quality 3/4 bed family homes in most areas of Dublin at the moment is resulting in a pool of buyers competing for the same properties.

I dont think the prices have translated in to the property price register... I guess time will tell if the asking prices are achievable

The property price register will always lag a few months behind the actual market because it only comes into effect when the registration is complete and that can be a number of months after the sale has been agreed.

EAs are loving this new frenzy situation. Good luck to those getting caught in it.

I'm pretty sure an EA would prefer to sell 10 properties for €200k than 2 for €250k..

I spoke to an established EA yesterday who has had their worst ever month, with only 2 properties being added to their listings in March. He certainly wasn't revelling in any 'frenzy'

    2 properties... hmmm...
but how much is he selling this month, I wonder. When stock will dry up, and nothing is left but only buyers and few houses, guess what happens then!!
    Just in economical theory :D

In my experience, from viewing houses in the past few months, I've noticed that EAs are now talking up the market again and making some odd valuatiosn in new properties coming on the market.

The market is dead at the moment but we all know why!

First rule of being an EA.... Always talk up the market.

Which part is this supposed to have happened? Blanch, Clonee or Castleknock?

Well, if you didn't buy at the end of last year, why wouldn't you wait another few month to see where is the property market going?

Also I assume myhome.ie has most of the properties in Ireland, so check this out http://www.myhome.ie/pricechanges?RegionID=1265&LocalityIDs=1259

    in blanchardstown ... hartstown huntstown...

From jython98's myhome link, about 8 semi-d's went down in asking price and one went up in asking price for Blanchardstown. Hartstown does not have any price movement this year yet.

A simple search using the Propertybee on Daft for houses(3 bed semi's & 2beds, 4beds) with Huntstown addresses. No asking price rises and many asking price drops for this area.

24 Huntstown Green - March initial entry
    31 Huntstown Wood - 21 February 2013 - Price changed: from '€159,950' to '€149,950'
    8a Pinebrook Heights, Huntstown - 21 February 2013 Price changed: from '€190,000' to '€160,000'
    17 January 2013 Price changed: from '€225,000' to '€190,000'
8 Pinebrook Heights, Huntstown - no movement since Dec 2012
    171 Huntstown Wood, Huntstown, Dublin 15 - 04 February 2013 Price changed: from '€100,000' to '€90,000'
5 Huntstown Rise, Clonsilla, Dublin 15 07 January 2013 Price changed: from '€175,000' to '€165,000
23 Huntstown Road, Mulhuddart - no movement since Nov 2011
16 Huntstown Wood, Clonsilla - no movement since Feb 2010
No. 60 Huntstown Court, Clonsilla - 16 March Price changed: from '€155,000' to '€149,000'

To add, there are only 2 houses for sale in Hartstown, one came on the market last month with no price movement yet, the other(Inglewood) has been stuck for a couple of years. There are another 3 bungalows with no movement in price yet, 1 came on market Mar 5th, 1 came on Jan 26th and the other there since Apr 2011!

It's still buyers' market so, be careful with 'phantom bidders' http://www.boards.ie/vbulletin/showpost.php?p=83798380&postcount=245

they most certainly have not gone up at all...especially around the clonee area houses in that area have been dropping like mad last few years..

A friend of mine bought a 3 bed semi there in may 2011 for 190k and just two weeks ago a 3 bed on his road sold for 140k!!!!

Avoid there the prices are dropping and there is high rent allowance in the area..

I took a sample of a random estate around Huntstown from the PPR

    30/07/2012 €165,000.00 44 Glenealy Downs, Huntstown, Dublin 15
    08/10/2012 €155,000.00 64 Glenealy Downs, Huntstown, Dublin 15
    01/03/2013 €130,000.00 50 Glenealy Downs, Huntstown, Dublin 15

I think the asking price maybe going up but the data is telling a different story.

no prices are going up unless several people are bidding for it and someone bids more than the asking price to seal the deal

Where did you get that idea from?

Considering the number of places you see for sale for long periods of time, I find the idea of a price increases hard to believe.

Huntstown Wood is an interesting one alright. From the PPR..

    15/06/2012 €140,000.00 18 Huntstown Road, Clonsilla, Dublin 15, Dublin

Been looking in the D7 area lately. Most 3 bed family homes for sale need some work done, there hasn't been much interest as far as I can tell, places been on the market for months. BUT, the two nicest places I've looked at, not needing any work, good quality interior, ready to move into, have both had bidding wars, both went above asking. Just saying...

There,s plenty of houses for sale in dn 15,
    prices in clonsilla ,2011 , 3bed were 180k,average ,
    now closer to 140k.
    its a buyers market .
,at least in dn 15 .
You can check the price register anyway.
Theres always some houses that are overpriced ,by some sellers.
Some area s, have shortage of 3bed houses for sale.

NEW law coming in,make it much easier for a bank to get a repossession,
that may push prices lower ,
IF banks want to use it on a large scale.

I'm not sure how this will post but this is all the PPR transactions for Hartstown and Huntstown.

Without knowing more about individual properties in question, it sure doesn't look like increased selling prices to me.

2013, if you dare to mention a slight recovery the very same type of experts and knowalls jump down your neck.

this is so true. the asking prices have diffinately moved up in dublin. will be interesting at end of year to see what has happened. if you look at rentals like for tallaght or city west and the price of property its looking good for investment when this continues prices have to move

The PPR is quite an essential guide for the buyer for this district

183 is a bigger house with a bigger garden.
183 Huntstown Wood End of terrace http://www.duffyauctioneers.ie/showProperty.php?sLocation=Any&sPrice=Any&sBedrooms=2
    188 Huntstown Wood Mid-terrace http://www.globrix.ie/property-details/16048556-188_huntstown_wood-clonsilla-dublin_15-2_bed-terraced_house

And 26 Huntstown Wood is a 4bed semi-d hence it went for more than a 2bed.

You should really have done your research and state that the PPR does not give the exact details of property.

    are you a teacher !!

a more accurate analysis based on asking prices would be from the same period last year.

Yes you do, the onus is on you to prove your one liners
looks like all of Dublin has moved up

this is so true. the asking prices have diffinately moved up in dublin based on asking prices on daft

Just taking a look at Dublin 15 property prices the 3 bed houses seem to have gone up from late last year.

I gave you proof of falling asking prices in D15 specifically Blanchardstown many times. Go ahead and disprove it.

    Otherwise your spouting rubbish here.

Everyone is spouting rubbish here if ye're trying to analyse the market based on asking prices.

Of course there has been an increase in sales prices in Dublin over the past 12 months or so. Everyone who's watched the market knows this and anyone that denies it has their head stuck in the sand.

How long it continues is a different question altogether

There are different markets within Dublin, this was agreed on by both sides when it was debated to death before with SCD and cash sales leading the way.

Right now, tracking asking prices of a particular house or a whole estate is a valuable tool for the buyer. (as well as the PPR)

No you didn't give proof of falling asking prices in D15. You gave examples of people dropping the asking price on their property which is very different.

For example, if average house price is 80k. I then decide to sell my house for 100K but I cannot. I drop the price to 90K and then sell it. That is evidence of rising prices not falling although the asking price has dropped.

You need to show last years asking prices and compare it to this years. If they are falling then you will have shown asking prices are falling (although the relevance of asking prices falling is beyond me).

Anyway. The properties you discuss are all D15 (which I know is the thread title), however the poster was saying prices all over Dublin were rising.

IF you go to an estate agent ,he,ll say put it on the market for x k,
if theres 2 or 3 bidders who want to buy you might get a bit more than its advertised for.
You can look on daft,ie and the ppr to get info on prices in your area.

I have SEEN the asking price,s and sale prices go down in dn 15 ,
    from 180 to 150,-140k approx for a 3bed semi d.
    since 2010.

I think its a bit of a simplification to say prices are rising,
    Every where in dublin.
They maybe rising in certain area,s cos of a shortage of houses for sale,
AND very little new building going on.

Listed are all the estates in the Huntstown/Hartstown area that have had sales in 2012 and 2013 to compare if prices have risen. I dont think they have really but we wont really know for sure til the year is up and maybe there might be more data to analyse like for like, even enthusiastic charlie weston still had blanchardstown as a basket case in his new bubble piece a couple of months ago and thats saying something! As you can see there is little to go on though...

    ESRI have been consistently wrong.

Anyway, where is your evidence of rising prices specifically in D15? You have not provided any yet, waiting for 5 months.

its not even d15 he was referring to, hartstown/huntstown area which have shown in the last 5 months since the original post little change. There is a small volume of sales, in a small part of an area which makes it difficult to analyse but from the little data we have it shows little change for 2012/2013 just a bobbling along with little fluctuations. The PPR register is the only thing worth looking at.

    my verdict: stagnant

I see Apartments are still good value in Ashtown, Surely people should be purchasing these at €160K when rent is at €1150 p/m ?

144K mortgage over 30 years at 4.6% is €740 or so, over 20 years it is €925 a month?
