Planning Permission: Change of Use

    Hi all,

    I bought a house last year and am now thinking of using it to start up a Creche.

    My understanding is planning permission is required however can anybody distinguish the differences in going about this to say applying for planning permission for an extension. Will I have to get an architect involved?

    Also are there any repercussions if I am selling the house on in the future? Can the house then be used for residential use again?

    And finally, are there any "loop holes" where as no permission is required as long as there is a resident of the house too?

    I think I will query this with the council however if anybody can help me in anyway it would be much appreciated.

    Yes Planning is required. It will be considered non domestic so relevant fees apply.

    You are aware that the HSE has strict guidlines in relation to sanitary provisions, food prep areas, msq per child inside and out etc etc. These are all factors you shoud get familiar with prior to going down this road. Staff obviously will be required (staff/child ratios) so they need their facilities too, inc. parking.

    The above depends on the age of child you intend catering for also. Get the regs from local HSE.

    Damn right!
    In my experience, You'll be paying an experienced architect used to designing crèches, getting not only planning but Fire cert & disabled access certs & jumping through hoops with the hse not loop holes. Get some professional advice and price this properly.

    otherwise, mind 4/5 kids in the gaff you have and leave it at that

    Thanks for the replies. I have gone through all the relevant material regarding staffing and amount of children per sq metre etc. All that is left is to apply for the planning permission/fire certs etc. I will contact the council next and go from there. Thanks again

    Hi,

    where is your house based - is it in a residential estate or anything? Is it close to an existing creche - are they at capacity? I know that it can be tricky for change of uses sometimes. not all work at home options will be viewed favourably by the council.

    I have been monitoring a case recently where once such instance was refused, so it will depend on a whole pile of parameters.
