"Hidden" Costs in new build

    Looking at buying a site for a future new build, now that I know I am applicable for planning.

    I am basically wondering what costs do I need to factor in to get a total cost for the project. There is the actual house cost, the amount the builder will require for labour, materials etc (assuming it is a contractor), but what other costs should also be considered?

    The initial costs I can see in the purchasing of the site are:

    - Site Cost
    - Legal fees associated to site purchase
    - Council Rates linked to planning

    After this what can I expect to be forking over cash for to start building....(also, if you can add in a ball park figure to the item it'd help).

    - ESB connection (€1,700)
    - Water Well Drilling - no mains connection (€ TBC)
    - Architect fees (€TBC)
    - House Construction (€TBC)

    Anything else? I'm sure there are plenty of others....cheers

    Getting to planning stage:

    Architect/technician/engineer for plans (Professional fees)
    Site assessment
    Planning application fees, newspaper advertising etc (should be included in designer's fees.



    Buying the site/getting mortgage:


    Solicitors fees
    Valuation
    Mapping/Land Registry fees (should be included with legal fees)
    Mortgage application fees
    Professional fees for certification of costs


    Proceeding to tender:

    Professional fees for tendering
    Quantity surveyors fees
    Provisional BER
    Note: QS and BER fees may be included in the professional's fees package
    Solicitors/professionals fees for contract



    Commencing works:

    Insurance
    Commencement notice
    Council Development contributions
    Professional to inspect works
    Fees to council for road openings (pipes) if appropriate
    Removal of any Eircom poles
    Relocation of ESB poles (varies depending on voltage)



    Ongoing works:

    Well drilling
    Sewage treatment system (might be included in builders price)
    Air tightness testing
    ESB application
    Telephone service


    On completion:

    Professionals final certs
    Final valuation (may be built into mortgage fees)
    BER cert (may be included in professional fees)
    House warming party

    The above is just a quick list I have thrown up and can be added to by others. BryanF might even make more use of his keyboard ;)

    The list can vary depending on method of build - i.e. self build or full contract.

    Lots and lots of little things can and will crop up but are mostly covered when a full contract is used. Direct labour building can leave you with a very false sense of anticipated expenditure unless you/partner/family member/friend are familiar with the building process.
