Cost per sq m to build a house?

    I know, how long is a piece of string. :o
    There are so many variables. However, if anyone could give an approx cost that would be beneficial, to a medioum, not high spec finish. Reason being, it may work out cheaper for me to knock down my current house and rebuild it :eek::eek: than to renovate the thing, as there is so much work to be done. I am in Greater Dublin Area if that means anything...:cool:

    To build a new house, in the GDA, in complaince with Part L 2011, I would suggest you need to be budgeting between E 1,000/m.sq. + VAT and E 1,250/m.sq. + VAT.

    The actual cost/m.sq. will depend on so many different factors/the devil will be in the detail.

    Also bear in mind cost of demolition and site clearance.

    Thanks. I understand that renovation costs are approx the same: €1,000 inc vat per sq m.

    Wish I hadn't thought of this option now.

    All depends on what you are doing really. Not knowing the detail, I would suggest rennovation costs of between E 500/m.sq. + VAT and E 750/m.sq. + VAT.....again, the devil is in the detail.

    Also bear in mind that you will get much better thermal efficiency on a new build than on a renovation project (that's without jumping through hoops).

    For the renovations:
    - Insulate (internal on external walls, 82mm board)
    - Double glaze
    - Rewire
    -Replumb
    -New kitchen
    - Some new sanitaryware
    - Reconfigure entire house i.e. knocking walls, opening spaces. At the moment, house is a series of extensions
    - General repainting and redecorating
    - Some repair work to roof, inc repairing the pointing, there is also a leak, plus conservatory needs repairing
    - Conversion to gas boiler (and possible replacement of some radiators)

    etc etc.

    House is approx 3000 sq ft

    I think you would probably do the refurb/renovation cheaper than the new build? Plus, less planning hassle! That is a factor to consider.

    Best bet is to spend a couple of hundred euro and get a quantity surveyor to do some sort of preliminary budget costing for you on the refurb option and then also they will be able to advise you how much a new build, of similar size, might cost you.

    I think you would be more in the region of 1500 p/m2.......and that's for basic spec

    Could well be, but I was too afraid to say. :o

    The only thing is that the bigger the area, the better the economies of scale = better cost / m.sq....to a degree.

    Cant agree with that (but see below) as the feedback we have received from people is very positive.

    I have seen you post this or similar before and strictly speaking that is correct but while the OP wont get a specific, definitive or contract binding price here they will however get a guide that will help them in making decisions as to the approx. size of a house that lies within their budget.
