Leasing commercial property

What kind of questions should be asked of a property owner when someone is interested in leasing a premises from them?

It's a small retail store on a busy side street in a small but busy town.

I have no idea of the kind of questions to ask other than what's the price, how long is the lease and can you drop the price?!

    Any help is appreciated.

Get a solicitor. It is far too dangerous to try and negotiate a lease on commercial property unless you are well experienced and even then it would not be advisable.
Did you know that if there are arrears of rates due on the property you as the person in possession may be saued for them by the local authority and you will have no defence?
This is just one example of the things that can afflict the unwary.

Yeah things like being liable for past debts was something that's been on my mind, thanks for the post.
