Date for Building Regulations

    Does anyone know the appropriate date at which particular Building Regulations are applicable i.e. if a particular set of building regulations change during the course of construction are the revised regulations applicable to the works?

    For example, is compliance based on the particular set of building regulations in force on the date the planning permission is granted , on the date the works are carried out or the date of certification?

    I hope that makes sense.

    Generally the regulations at the time of planning permission are applicable, however this is not always the case. Where there have been revisions to regulations there's typically 18 months grace for buildings where planning permission was granted prior to the introduction of the regs to be substantially complete, otherwise the most recent regs come into effect. For example houses which planning permission was applied for prior to 1 December 2011, if completed to wall plate level by 1st July 2013 can still be build to Part L 2008, however if the house was only at first floor level at that date Part L 2011 would be applicable.

    It all depends on what part of the regs you are referring to as various bits and bobs have been updated on various dates. This will get you started. :)

    generally the introduction date is stated on the first page. It is also a good idea to endorse any Certificate with a statement on the regulations, like "as were enforceable at the date of grant of planning permission," or some such.
