Garage Plans

Can anyone recommend an online resource where I can look at garage plans?

I know they're mostly just straightforward square/rectangular structures! But I'm hoping to find something that has a floor area of less than 25 square metres (to avoid having to apply for planning permission), but can be converted into a granny flat down the line if my parent ever needs to move in.

I've searched online but can't find anything suitable.

    Thanks.

Are you talking about a detached garage? If so, you may need to check that it is exempt from planning. If it is, you will still need to apply ffor an exemption.

    Yes, a detatched garage.
I have a query with my local council to see if I need to get a Section 5 Referral.
I hope to stay within the exemption limits (as set out on the citizens information website), but only if I can find a suitable plan. If I can't, I will go down the planning route, but i'd rather not.

    Well, try one like this

    http://www.steeltechsheds.ie/products/timber-effect-pvc/

Within the 25SqM limit, it can be used as a Man Cave, and later adapted for other use, subject to planning

Thanks for the suggestion, but it will be block built with a dash finish, white pvc door and window, as with my house.
    I should've mentioned that, sorry.

Well if you do go ahead with it, remember to plumb it for waste, water and heating if you plan on converting it later.

That's exactly why I'm looking for a drawing.

That's exactly why I'm looking for a drawing.

You could always engage someone to design it for you.

It seems like your brief its pretty specific, garage to suit site and perhaps granny flat later...

I thought it would be a very simple thing to locate, obviously not!

There is no dedicated website that Im aware of where you can view garage plans. If you need to pay so much attention to detail then you will need someone who is up to speed on both building regs and planning regs to sit down with and go through the various options.

I find that odd as I can find floor plans of any and every sort of house online.
I was just looking for something to give me an idea of a possible layout if I ever needed it in the future.
If it was a case that I was in a position to get something specific drawn up, then applying for planning permission wouldn't be an issue.
I'm trying to keep costs to a minimum.
    Thanks anyways.
