Fire - Alternative Accommodation Obligations

    Fire in rented house. Fire damage to living room. Smoke damage in house.
    Fire Brigade determines fault in fireplace installation.
    Fire Brigade states house unlivable until full repair.

    What are the landlords obligation to the tenants?

    I'd be asking for the full deposit back, but I think the landlord is meant to put you up in a hotel until the damage has been repaired?

    This is not the case. More than likely return deposit. Tenants to seek own accomodation. Did you have your own insurance? Landlord is not liable for your contents.

    The tenants and the landlord are both decent parties so hopefully it will proceed without any issues.

    The contract would be deemed to be frustrated. Deposit return and refund of unexpired rent in advance would be all that is required. the landlord will claim from his insurance who will have the option of suing the installer of the fireplace.
