Viewing an unfinished build. 1st fix complete

       We are going looking an an unfinished build on Friday. Done a bit of digging around online and have found that the price has dropped by nearly 40%. The auctioneer told me that is at first fix stage plumbing/electricity.  
    Is it even a good idea to purchase an unfinished house that has been sitting idle for one/two/three years?
    How feasible is it to fit ventilation system and making the property airtight (if not in place) at this stage of the build ?
    Architect wise...When should one be consulted on this?

    I am  also trying to build up  list of questions for him...Below is what I have come up with so far...Any body got more I could quiz him on ?
    Block or Timber build
    When built and to what building regs ? 
    Builder/Private individual built ?
    How long at sitting at this stage of build ?
    BER done or is it based on plans? 
    Windows supplier/rating. Double/triple? 
    Wired for phone/ tv/alarm ? 
    ESB/phone in place ?
    Cavity size
    What is the specification for Insulation in walls/roof
    Broadband availability.
    Plumbing ?
    Well and Septic tank or mains waster and water ?
    Heating installed. If so what is it? Oil/gas/underfloor.
    Attic viewable?
    Heating system? 
    Documents ...
      Planning Permission
      Certs of compliance
    Any outstanding finance on it?

    Unfinished? In what way...is it weathered/fully sealed? If not, timbers/blockwork/insulation etc are likely to be saturated.

    If you don't know what you're looking at then find someone who does. You wouldn't buy a used car without having a mechanic look over it.....I assume...

    Unfinished as in all external work done ie windows./doors in. Roof on and finished,plastered inside and electric/plumbing run. I am guessing that it is fully sealed (for these reasons and the fact it looks it from the 1 photo available) but won't know until we go to see it. We are going tomorrow to view mainly the layout/location etc and get as much detail as we can from auctioneer, before going to brother in law who is carpenter/small time builder for advice and viewing. Thankfully he is some bit busy these days so don't want to take him away from work before we know it could be a runner!
