Which first, engineer or builder.

    I have received planning and am now looking for builders and an engineer to oversee the job. Who should i go for first, engineer or builder. I received one quote from a builder who recommended an engineer. I since found out they are nearly in partnership, hardly ideal for me i think. Any ideas?

    You want an engineer who is going to act on your behalf, so if they are 'almost' in partnership I'd be worried.

    You will need construction drawings and specifications written up to ensure you get the most accurate quote. Take my advice and don't get quotes from planning drawings. Whomever prepares the construction information should also be the inspecting engineer / architect

    Spec's are outside of the BER scope. Ideally at tender stage an arch would set out the performance spec and details of how the building goes together. This should ensure the standard of work you and your contractor agree is to be built

    A specification in basic terms covers everything form foundations to floor tiles and everything else necessary to build a house/extension. Depending on the type of specification it would tell the builder what material to use and how to install it .

    Its a renovation with an extension that I am doing, the drawings don't specify much and the guy who did the drawings is'nt available to oversee the project so I was hoping that the engineer would monitor the work and keep the builder honest. The first builder has given me a detailed spec as to what he plans to do. I guess I should look for an engineer first before I start looking for more quotes?

    OK - as the owner of the only A1 Passive certifed house in Ireland I employed

    An architect - who did the design
    And engineer - for the strucuture
    a tech arch - to do the detail for every window and door etc

    and a very good builder who could follow all of this detail

    prior to starting and once I had planning I used a QS to price the job (best money I ever spent) to match what I was looking for with a price

    Oh I am miniacal on detail and asked "why" at every stage - not that I don't trust people but no one person knows all the answers

    this is a MASSIVE investment you making - and you want to get it right
