landlord deposit?

    Hi there,
    i moved into rented accommadation at the end of june 2012. i initally went to view the house as i could see on daft.ie that there was a stove in the living room. i signed a tenacny agreemant for 12 months. when i moved in i realised that the stove was not working. i rang the landlord, she told me that her husband has to fix it as the last tenants broke it. husband called in and told me stove was broke and that it would be a couple months later again they had the money to fix or replace it, giving me sob story about they have kids and two mortgages, i bought it all up and contacted them again in oct 2012. they said they were not going to fix it. they said they would buy me an electric heater. they have dropped in an electric heater in october/november 2012, it is not sufficant and not what i signed an agreement for. i spoke to the landlord today and she said that even if i give her one months notice she will not be giving me back my deposit.
    can anyone help me?
    what proceedures do i need to take to ensure i get my deposite back?
    I am aware that as I am only there less than 6 months i only need to give 28days notice if the landlord is at fault, but i am unsure as to how many letters i need to write out with notice to fix stove etc and how much time i need to allow them to fix it?
    help would be much appreciated, i'm freezing with just an elec heater.

    You signed a 12 month lease so you are locked in until that is over. If you leave even with a month's notice the landlord is entitled to keep your deposit.

    You can make a complaint to your local authority to get the landlord to fix the heating and stove, but that will take a long time so is not much use to you in your current situation.

    If I were you I would use my deposit as the last month's rent.

    Withold rent until it's fixed,simple.If they start bitching tell them you have huge credit card debits and are also saving for a new car or something.

    If the house does not meet minimum requirements (ie adequate heating) then you may have grounds. Call threshold for advice

    Or just screwing the landlord the same way he's screwing you.He promised to fix it,simple as.

    There are ways to resolve these issues. The fact that the OP posted in the legal forum tells me he wants to know the correct way to resolve it. If he wanted a "screw the landlord" answer he would have posted in After Hours
