House plans

    Hi,
    I have a question and it might be a silly one, but have received planning permission to build a house. Will the plans submitted to the council suffice to build from or are more detailed plans needed. All that is on the present plans is room measurements, ceiling height measurements, roof pitch angle. Does it need to be more detailed for builders?

    In many cases - no. For some the less you dictate to them the better.

    without the detail you won't know what the builder has or hasn't priced nor can you ensure that the house will comply with the relevant regulations.

    Long term it is you that may suffer.

    Well for example planning drawings contain very little dimensions. Extra dimensions would be needed for builders, regarding window and door openings, height of wall plate, room heights, roof heights etc.

    However, I would advise you to get fully detailed tender drawings prepared where the floor, wall and roof makeup are fully specified! Saves time, money and multiple headaches / possible arguments during the construction process and allows for a more definite construction cost of the whole build! :)
