bad tenants....

    Hi All,

    Just looking for advice. I am currently letting out my house to tenants almost a year and there has only been 2 months out of the year that they paid rent without having to be chased....
    They signed the contract to say that at a reduced rental rate they would maintain the house as after 2 snags they were happy with it an condition (4 years ols at time of lease,mint condition)
    They have hit us wit a bill each month for one reason or another but never call and ask us they just dont pay rent and say aw we paid such an such,(no receipts as of yet)
    They run a baking business from house and hse did a random check on house and water was contaminated, but they told us this cost 189 in total but hse said there is no charge for this as they just arrive they were not requested,
    house is on a local water scheme (we pay bill) but we were not aware of business an states in contract that its a residential lease and not commercial,
    Can we serve notice, r what steps should we take legally, we have an agent on it but his hands r fairly tied leagally, is there anything we can do?
