Establishing Property boundaries

    I'm looking for advice on where to go to find out what is the legal boundary of my parents house.The existing divide is different than the map they have on the deeds to house.They are missing a sizeable amount and because their neighbour has decided to act completely unreasonably regarding hedges and privacy etc they are looking to get a definite answer.

    My Dad remembers being a child and the way the garden used to be,which is the same as on the deeds.As the houses are on a street with a sharp hill,the gardens are stepped in relation to each other.So our garden is higher than the neighbours yet there's a part at the end of their garden that is level with ours.This tells us that this piece of land is indeed ours.

    I've been to the Land Registry but the property is not registered with them so they only have OS maps.The deeds came from the Registry of Deeds in Dublin.

    Any advice would be welcome

    take a photo of the deeds ,map show it to the neighbours.
    IS there a wall or just a hedge dividing the propertys,
    could you post a drawing or picture to explain in detail ,
    re stepping ,lower garden layout.
    DO you want them to move or lower the hedge.
    are u saying the piece of land is yours due to height variation, or due to the deeds
    map ?
    is this land ,at the side,front, back of the house.

    its hard to give advice without seeing a drawing of the garden,
    and the deeds map picture.
    maybe your family might have pics from the 70s, which would show the old garden, old hedge ,layout.
    Deeds sometimes have descriptions ,eg
    boundary on left,kellys wall, boundary on right finlays hedge,
    with no exact measurements ,or vague measurements
    OF land area,
    old houses sometimes have gardens of different sizes,irregular shapes,which go to the right or left.

    Nowadays gardens, tend to be built in straight squares ,rectangles
    unless ,its a 1 off build ,not in a estate or terrace.
