    can you tell us the likely-hold of you hiring and building with a pseudonym builder from a quote of the net?

    my two cents:
    1. get tender drawings done by an architect / arch technician
    2. get those drawings costed by a Quantity surveyor
    3. have the above professionals invite tenders on your behalf
    4. take advice on the most suitable tenderer
    5. go to site with the chosen contractor, architect and QS with some help from other professionals when required
    6. keep the forums for asking questions/ discussions, but not wasting your time and some poor misguided builders

    I have drawings that were done by an architect nearly 5 years ago now. Our planning is running out early 2012 & we're wondering if we can afford the house now. I got prices at the time (but only from some builders, as others didn't even have the decency to reply or return my drawings). This is the reason I'm looking for a quote on-line. The architect was not forthcoming with extra drawings and I spent a fortune on copies. Sorry, I should have given more detail in first post.

    House is 2,500sqft. Very plain two storey block. Septic tank. Just looking for rough costing. I know this is very vague.
    Maybe better question is how much is building costing these days per sq foot on average? I'm in Waterford area. Thanks

    We are open to any builder once we're happy with their previous work.

    Hi juniorballyc - have you got tender/construction drawings and specifications? If you do, and they are 5 years old, they are probably out of date in terms of compliance with Building Regulations (particularly Part L).

    I assume you mean that planning will run out in early 2013 or has it run out?

    Short answer is no. The forum is for discussion and not a consultancy service. The forum charter contains this stipulation
    If an estimate/quotation is required or indeed the engagement of a particular person/firm for a specific project then this should be done privately in the person's own time



    Now thats the hard bit out of the way :). First of all welcome aboard and we hope you enjoy the experience. When I said "no" above what I meant was that you just cant post up the plans and ask someone for a price. What you can do is discuss the various factors that will affect the cost of the building and get replies from others who have a general (approximate) idea as to how much per sq.foot/metre the average house is costing.

    We do allow plans to be posted over in the parent forum (Construction & Planning) providing all personal details are removed prior to posting and this is allowed to discuss elements of the design etc only and not the pricing aspect.

    Sending those back tomorrow and he will be giving us plans to go get our quotes.
    I will post back here with what we are getting on prices.
