    Hi there. A site has come up for sale in my locality. It is being sold subject to planning permission. Does anyone know how much it costs to get plans drawn up and to get planning permission approval?

    it depends on the size of the house in mind. It's recommended to have a professional architect and his job to draw the plans and submit to the planners can cost 5%-7% of the prise of whole build . also you will spend ~500 euro on percolation test (soil's suitability for septic tank). once you are granted the planning permission (decision wait time 2 months +) you will have to buy that land as per subject to planning contract between you and the seller, witnessed by a solicitor.
