Structural Surveyor

    1. A friend had a house surveyed pre-purchase.

    2. Surveyor was on the Bank's list of recommended people.

    3. Surveyor gave a clean bill of health to building, in writing.

    Friend has since found major issues with a kitchen extension i.e. leaking (flat) roof, extension appears to have subsided - showing major cracks at areas where kitchen joins house. Major crack at kitchen end wall (daylight can be seen through crack).

    All in all, the roof needs to be replaced and cracks will have to be addressed in time. The probability is that the kitchen will have to be knocked and redone in 5-10 years.

    Can any action be taken against the surveyor? I wouldn't be advising that the guy be taken to the cleaners, but the house was bought and budgeted for on the back of his report stating that the house was ok. Now the budget has to increase for a new roof and possible repair works to walls.

    Any advice welcome.
