Council Bond

    As part of a selfbuild and construction of a Road - the coucil have a condition that we must provide a bond - essentially for the cost of building the road - in case we were no to complete they'd then be able to draw on the bond and complete - fair enough in these times.

    Now the question - does anyone know anyone that still provides bonds as we're finding the regular places no longer offer (Banks, big insurance co's etc.)?

    I've heard alright that it has been getting more difficult to obtain bonds. Is there a building contractor involved in the project?

    An option may be to go with a contractor who does similar work for local authorities regularly , they should be able to get a bond.

    Was there a cash deposit alternative? If so I would only recommend it as a last resort and be prepared not to expect the return of the money too quickly after completion of the job.

    Why not construct the road first before commencing construction on the house, then when you submit the commencement notice that condition is obsolete.

    +1 to PUT.

    Basically, if you agree with the council that the road is 1st completed before you enact the actual "parent" permission.
    I did this a few times but it was more for commercial works. Access had to be provided so we agreed that "enabling works" would be done to satisfaction prior to the main build, always accepted back then.
    Maybe agree to submit your development contributions in lieu of a bond at "enabling" stage, then you have to complete??
