Planning in Fingal Coco - info?

    Hi,

    I am looking to see if anybody can advise me on the situation on getting planning permission in Fingal Coco, or recommend somebody who could help.

    My partner and I are interested in buying a site along with his brother and wife. We would like to build 2 houses on the site. Before we can even think of looking into planning permission we have the problem of the Rural Housing Policy. Where there are strict criteria as to who can build in the area.

    One of the criteria is "close family ties". In that if your family home is within a certain distance (1.5k or something similar) you are entitled to build a home. However only one family member from each family can do this.

    Asone of my partners family members has already built in the area under this criteria it appears we cannot use this reason. And as there are 2 brothers wanting to build anyway this would only apply to one.

    There are loads of families around fingal were numerous family members have built houses. So there must be some way

    Does anybody have an information on this? Anything at all would be greatly appreciated.
    Or if there is an architect/planning officer who can assist me?

    I have been in touch with Fingal Coco and they are saying we do not qualify. My partner and is brother have lived in the area their whole lives, seems ridiculous we cant build a home here.

    Rural Housing Policies are part of development plans and unfortunately unless you satisfy the criteria to comply with them (at the time you make the planning application) it is near impossible to get planning in a rural area.

    It may be worthwhile talking to a local planning consultant (ie a qualified planner) , whom may be able to build a case for you, however the chances appear slim.

    The only other solution if you really want to live i the area is to by a second hand property and renovate it.
