    I am looking to go about getting planning permission for a self build. I have looked a few sites locally and some are very suitable for the type of house we would like (story and half, 2000sq ft) - Anyway I have talked to a few people about getting planing and have been told it wil be near impossible to get permission without political infulence.

    Stepping away from any comments on the political site how have people recently found going through the planning process? Have the councils been reasonably fair? What conditions are imposed? Would you do it again? How long has it taken?

    We were granted planning approx a year ago.
    It took approx 12 months in total to get planning, including a few design revisions, site layout revisions, resubmision of planning drawings, clarification and further informtion, etc.
    My personal view is the council were looking at the process as "how do we refuse planning here".
    From what i have gathered, the main difficulties with planning are;
    Sightlines
    Soil suitable for percolation area
    Being from the area where you are building
    scale of house re neighbouring houses

    We had a councillor acting on our behalf, but i honestly don't think he had any pull. He just got a phone call the day they sent out any letters, so we knew a day early what the outcome would be!

    We had conditions about the ditch at the front of the house, the type of entrance we were allowed put in, and other than that just general conditions on the disposal of surface water and the septic tank/ perc area.
    Would I do it again? hopefully i won't have to! But I would, yes. The build process on the other hand, i hope i don't have to go through it ever again!

    And there was me thinking that Billy down the Pub had emigrated to the far climes of Oz. Apparently he is at it again in Limerick?:D

    If you have a few sites in mind and are serious about it, shortlist it as much as possible and then enlist an AT/Arch for a site visit and they will give you factual reasons of Yes/No from technical aspects. Forget your mates well intentioned yet useless comments imo.

    Political influence is a dead duck too imo. The days of the local cllr having pull is gone as Planners are too afraid to deviate from the "book", considering whats just gone through courts with more to follow me thinks...

    Re the house, I think a good local AT/Arch, who is used to the area and councils little quirks should be able to get the planning through on their own in a relatively short timeframe. Conditions are logical for the most part, as in technical/contributions etc. Not reinventing the wheel, as so many on here try.
