Radiator query

    Mix of a plumbing/house question -
    In the process of negotiating selling a house the vendor has spotted a hole in one of the rad's in the back bedroom and wants the whole house rad replaced. I have already come down a lot in price already and am willing to replace the bedroom rad that has the hole.
    It is an empty house not lived in for 2 years I live in the city it's down the country so can't get to it every week.
    Anyway I guess I am looking for a approx quote on how much would be to replace a 5ft single rad water isn't connected. Also how much to replace 7 rads in the house I am willing to take her asking price and fix the rad for say max €500 but if it's gonna cost nearly €2k to replace all the rad's I would not be willing to do that as it is at the minimum price I will sell for. I know if there is a hole in rad there is no temporary measure so would be willing to fix it for her.

    If the buyer wants the house and the radiator is the only fault they can find to try and force your price down I would call their bluff. Frankly they are not going to walk away for one measley radiator if they really want the house. If they are a time waster then they will likely let you down further down the line when it will cost you a lot of money.
    It is a tough sellers market but buyers can push it too far and just go round trying their luck for a bargain.
    Stick it out.

    well to be fair if they know anything about plumbing, they may think there is an issue with the central heating system which cause the rad to corrode, usually if one goes more can start to go...!

    If you are desperate to get rid then replace them. If not call her bluff and replace the one rad or replace them all, increase the price by that amount stating the work has been done.

    She'll be looking for a new kitchen next.

    Yeah I know I had come down a lot already so was meeting her halfway again on this offer but now she wants the rads done getting too greedy methinks I am being quite reasonable and she wants more done. I kinda have her though cos she is very sentimental about the area and relatives live near by she keeps saying is looking at other properties turn key for cheaper but I think she is playing the mind game with me all this confusion with selling :confused:

    If she's looking at other 'cheaper' houses and price is her only concern, then she would have bought the cheaper house.

    As you say, she's sentimental about the area but it sounds like she has her eye on your house for some reason. Us that to your advantage and call her bluff. Maybe allow her €150/200 for the radiator. The rest aren't broken - so why replace them?
