system builds

    We'd love to go for a German or Scandinavian system build like a Huf haus where every detail is pre designed and built in a factory, transported on site, and assembled in a few days.
    As someone who knows nothing about building, this sounds like a very sensible way of building a nice airtight well insulated house.....get all the detailing right in factory conditions, and assemble on site. But it's expensive.

    What options do we have in Ireland to get a system build which does not cost more than a traditional build ? Any recommendations ?

    When you try to assess the costs of a timber frame V traditional block, block will win by at least 10%. there are several great timber frame/ prefabricated frame companies in Ireland. IMO your next step is to research the passivhaus standard. The best of luck to you on your build but unless youre site is urban a 'huf haus ' may not be to you're local planners taste..

    Huf house is not within my budget unfortunately.

    The timber frame houses available locally, are they similar in concept to a Huf house, i.e. are the windows and doors and insulation and detailing all done in the factory , and then assembled on site ?

    What I want to avoid is the possibility of poor on site workmanship.

    Similar system builds, well variations at least are available here. As regards workmanship - you pay a premium for quality, always have and always will...

    I will second what BryanF has stated. There are some companies doing very good offsite work but it does command a premium.

    I'm confused by your post to be honest. You praise system build and then appear to expect to not pay more for it.

    to be honest, i was hoping there might be some build system available with a similar approach to Huf Haus costing about the same as a conventional cavity block build.

    i know nothing about building really, it wasnt obvious to me that a system build is generally more expensive.

    herein lies the contradiction:

    = premium air-tightness, comfort levels, offer speed and quality (when done correctly that is..)

    absolutely + less messing about in our Irish weather etc etc
    But it's expensive.
    of course its more expensive for , all the reasons you outline above

    You see you have to define this in more terms that direct comparative costs on paper.
    • speed & off-site accuracy V on-site wet trades and coordination issues,
    • environmental use of sustainable timber V high embodied Carbon block traditional builds
    • the realities of site detailing and related supervision issues
    • Lifespan of timber frame and maintenance V traditional blockwork lifespan
    • etc etc
    Any recommendations ?
    I can PM you a list of good timber-frame companies but why not start by choosing an Architect and design that suit you requirements, ethos and budget.
