Im looking at a particular run of land to rent for cattle grazing . There is 20 acres in it wit a river , the land hasnt really been looked after , as it spent most of last summer ungrazed , (from may onwards) . The fencing is an issue and there is quite alot to be done .
Although i do have rented ground , i have it for years and the price was negoiated then and hasnt changed .
What sort of money should i be expecting to pay per acre or an overall sum ?? All suggestions ...
    Thanks Lads

If the land wasnt grazed for a year it shouldnt be in too bad a condition, if you let a good few cattle into they wouldnt be too long cleaning it up. As for the fencing if i was you i would ask the owner do fence it before i take it but ultimately if your cattle break out then you are responsible for them.
As for the money, i presume their are no entitlements so if i were you i would offer around 65 euro an acre

if the ground wasnt grazed for a year you could be in for a nightmare. long matted dead grass with a high likely hood for redwater. you would want to put a load of of horses on it just to clear it and would get dam all benefit from it this year. How long is the lease and would it be a goer reseeding, fencing and water at reduced rates for a long term lease. I dont get guys trying to rent land after the time for the sfp applications are up. Land prior to the application deadline round here were being charged 150 for bad land and i know of a couple of lads paying well over 200.

could you ploght it and sow kale? be careful of dead grass-redwater. don't be a busy fool and clean it up for someone else. get some guarantee for a few years

    Thanks lads .
I know , redwater was the first thing that struck me ..
The problem is that they do not want a long term lease so i suppose im limited enough with my options  .
Il be meeting up with the owner sometime tomorrow so il have to point out the problems and see can we agree on some sort of a deal for the right money ..
I wouldnt really bother but could do with an extra bit of grazing this year.
    Thanks again
