    Hi all
    I have to do an essay on how Irelands Property Market performance over the medium term will be driven by macroeconomic events incl. monetary and fiscal policy and the eurozone etc.
    I'm flummoxed and don't have a clue where to start so any ideas, research available, pointers etc would be most welcome!

    You could talk about how the ECB's low interest rates will help bring down the cost of a mortgage and cause more people to buy houses.

    For fiscal policy you could talk about the effects of changes in Stamp duty or mortgage interest relief.

    You could also talk about how an improving economy will result in an improved housing market.

    That is a very good essay question. How many words ? Off the top of my head:

    There are many factors which will influence it, e.g. the € will it survive ? A crash on the markets ,,,,,,default

    Property taxes, water charges etc

    Oil price increases....lead to inflation,,,how will the ECB react to that in terms of interest rates?

    Disposable income is being eroded with taxes both in/direct - will people want to own a property

    Investors, end of property tax breaks, will this lead to many properties coming onto the market, leading to over supply ?

    Thanks guys. Essay is 2,000 words so doesn't leave much room for waffle on my part!!
    Have used ESRI, Morgan Kelly, Ronan Lyons, Nyberg and various other research I have come accross - some useful stuff out there! My problem now is keeping it within 2000 words. Have reached the target but dont have a conclusion in yet so will have to do some creative editing to fit it in.
