Current Solicitor costs for buying property?

    Hi All

    Just wondering what is a reasonable rate these days when shopping around for a solicitor to buy an apartment?

    We paid a e1700 flat fee plus stamp duty. That was for a house - not sure if that has any bearing on the matter

    This time last year I paid €1500 solicitor fees.

    I had 3 different ones all give a fee of between €1650 and €1800, so played them off against one another and one offered to do it all for €1500.

    Do a bit of bartering. I would say their conveyancing business is near to non-existence these days.

    You should also check out reputation. It is not like buying an item in a supermarket. If it is not done properly there can be awful hassle down the line. It is not worth saving a few hundred quid if it results in trouble down the line. I know a woman who is being sued in the High Court by her mortgage provider over a mess up by her former solicitor (who was later disbarred). The whole thing could cost her over 100k.

    You shouldn't need to pay more than €1,600 for a good solicitor. Always ask for a detailed breakdown of the quote and compare their 'Professional Fee' as the outlays will be more or less the same irrespective of the solicitor you use.

    Shop around. You will get plenty of quotes for less than €900.

    Not inclusive of registration fees & outlays..You'll certainly find professional fees less than €900...

    Typical outlays look like this;

    Land Registry fees - Deed €375
    Land Registry Fees - Mortgage €125
    Open New Folio €60
    Copy Folio & File Plan €25
    Commissioners Fees €20
    Searches €75
    TOTAL €680

    If you're saying that plenty of solicitors will do a conveyance of €220 I find that hard to believe...

    The most reasonable solicitors seem to be in Galway and Dublin. The closest price in Cork is about €300 more expensive for their prof fee

    Does it matter if the property being purchased is in Cork and the Solicitor is based in Dublin or elsewhere ?

    Suppose what I'm asking is can the transaction be done over the phone / and post rather than physically having to go into the solicitors office?

    There's no problem using a solicitor in Dublin say for a purchase in Cork. It's no harm to be able to meet the solicitor, 1 visit should allow you to sign everything that'll be needed... A trip to Dublin costs about €10 e/w on the train!

    That is quite reasonable. if it includes VAT its excellent.

    900 plus vat for fees. Then the add on's property reg.. depends on value... search fees.. etc etc would end up under 3000 for standard property j

    Pay no more than €800 plus outlay and vat.
    You should be able to find solicitors who will do it for €600 plus outlay and vat.
    Outlay will be more or less fixed for them all.
    Its not exactly rocket science and is easy money to a solicitor.
    The problem is that most people ring one or two solicitors and then take the price. Most solicitors know what you are about and can read you straight off. So might charge someone €1800 if they think the person will go for it.
    You need to make clear what you are offering when you call the solicitor.
    Isnt spending a day ringing around them worth a thousand euro

    I paid about €1900.

    All in all the solicitor/land registry/stamp/vat should came to around ~€5K total for your standard 3 Bed in a nice area. (Not talking SCD, where things are weird).

    I paid 800 +vat. Plus land registry. Difficult to get anything much cheaper as I have heard of folks being quoted 2x what I paid for similar value transactions.

    I thought overall it would be about 1500, not 3048 as quoted. I've just started this process , and suppose i didnt take land registry into account.
    I guess my expectations are definitely different now

    People think solicitors are getting €3048 and the likes, they aren't, they get the €1150 and that's a reasonable figure IMO for the work involved, doesn't really matter if the house is 65k or 365k

    Try the taxman for the rest of the money

    The land registry is now mandatory. Most people used to never register the mortgage with them but since 2011 it's mandatory.

    If you remove the stamp duty and the mandatory land registry deed title then the quote would be in line with what you expected

    I'm paying €1200 ex vat professional fees plus land registry etc etc. The whole thing including stamp duty is coming in at almost €5k.

    Paid 900 + vat for the professional fees.

    Outlays (land registry etc) amounted to 1307 excluding stamp duty.

    Our total costs for selling, buying, estate agent fee, stamp duty and all outlays is coming in close to the 11k mark. This is with professional fees of 1100 each for sale & purchase. It doesn't take long adding up :o

    So far I have rang 3 solicitors and been quoted 1,600, 1,600 and 2,350.
    All prices are ex-VAT and do not include postage/searches and registration fees.

    It is a lot alright. Judging by this thread it should be possible to get someone to do it for less than 1400.

    I just checked ours and it's the same, 700 on registration and 175 on mortgage so it might be standard.

    Location of the property does not matter.
    If the house you are buying is valued at 200k-400k then the Land Reg fee is 700 and above 400k it is 800. Plus the 175 euro to register your mortgage on the folio. So 875 sounds right. Remember this is fees for government agencies as is stamp duty, the solicitor is merely passing on this charge to you and doesnt see any of it. Their fee is for processing the transaction.

    Land registry fees are set and don't change. You can view them online yourself.

    The real figure to look at is the professional fee. That's what the solicitor charges for doing the work.

    If you did the sale yourself the land registry fees and stamp duty would all need to be paid and are set fees.

    Thanks to all who provided recommendations.

    For anyone interested, the professional fees came in the range of €895-€1,400 ex VAT.

    Excluding stamp the rest of the costs (land registry, searches) was pretty much the same for all solicitors and came in around €900. I think the value of the purchase may affect this number.


    Apparently conveyancing for new builds is easier but harder when buying a site.

    I would also appreciate if somebody could PM a recommendation for a solicitor. The quote I have at the moment is 2210 including VAT for just the solicitors fees! With the land registry fees and stamp duty it would come in at 5600 total!

    This seems pretty high to me.

    I would be grateful if someone could please give me a recommendation for a solicitor in Dublin whose professional fees are around €1000 or lower (if one exists!). Bought a house 4 years ago and a poster on here gave me a recommendation for a solicitor in Tallaght, who was very efficient and good value, but she doesn't seem to be there any more.

    I used a solicitor in Dublin 4 who was €1,100 (before stamp duty etc). He came recommended as being cheap and no-nonsense.

    In other words, he got stuff done and didn't care much for back and forth e-mails etc. It worked out perfectly for us as we had a new build so no issues, the person who recommended him has used him a number of times too.

    If you want his details let me know but I feel it's important to say that he was quick to close everything for us but he wasn't one for loads of contact, interpersonal skills etc, though maybe I'm being harsh on him as we didn't seem to need anything done anyway.
