House extension - architect, draughtsman, engineer, quantity surveyor - confused!

    Hi. Am in early stages of planning a side and rear extension to a 3 bed SD house. Have looked at a few threads here and elsewhere and would like someone to explain the difference between all the different people who could be involved in the design and build process.

    I've seen all of the following mentioned: architect, draughtsman, structural engineer, quantity surveyor

    What is the difference between the roles performed by these people? Which do I need?

    Architect - An architect can advise you about planning, prepare any drawings requires, oversee the project on site, certify payments and complience

    Draughtsman - a person who draws up plans

    Structural engineer - A person who will review any complicated elements of the the works, make sure the design works, designs structural elements of the works.

    Quantity surveyor - advises on costs and contractual issues, can prepare tender documents, assess payments, discuss costs on your behalf with the contractor.

    Before proceeding, consider getting some advice on the issues you are unclear on:

    If works are on the side of the house, if your extension is over a particular size, even your intended window positions, you may need planning permission so speak to someone to clarify.

    If the budget is you main concern speak to a quantity surveyor.

    either of these may recommend you appoint others depending on your requirements.

    get a local architect or arch tech out for a consultation (or get 3 to compare prices) normally the initial consultation is free. engineers and Qs are involved later and are normally coordinated by the arch. first things first get in the arch ti check if planning permission is needed and/or prepare drawings & spec for builder to price from. best of luck with your project
