Cost of plumbing a cottage

    Hi plumbing forum, I need a ballpark estimate on complete plumbing of an approx 500sq ft single storey 4 room cottage. There is a well on site with 1/2 inch pipe, its not plumbed to the house. Floors are solid concrete.
    Sink, bath and shower required in bathroom, (west side of house)
    sink, washing machine and dishwasher in kitchen, (centre of house)
    back boiler for solid fuel range (located centrally in house),
    dual coil cylinder (eventually want solar panel heater)
    1 large rad for living room (located on east side of house)
    2 small rads for bedroom and bath (west side of house)

    if theres anything else i cant think of that would be required here please suggest it, and if there are any more details required for a more specific estimate just ask.Cheers :)

    I hope ya mean 500 sq feet.

    I done one of these recent enough and it came in at around 5 grand...

    mind you i also had a good labourer for free..

    Thanks roy rogers, just need some further clarification.
    what kind of work is required here, will it be ripping up floors and walls etc? how much of this work could myself and my partner resonably take on ourselves to reduce labour costs?
    Could you give a rundown of the approximate cost of each item and labour?

    If it is an old cottage then I take it there is no Stud walls?
    Cutting the concrete floor would be a night mare so I would suggest a drop system from the loft. The walls would still need to be chased to the location of the radiators if you didn't want pipes exposed.

    The well also needs to be piped to the house so there is a good bit of work involved in this .

    A thermal demand needs to be calculated for each room too so you know what size radiator is needed Also if your thinking of solar in the future the cylinder would need to be at least 210L capacity at a minimum so you need space for this.

    Are you going to have oil too? then it's a triple coil solar cylinder you need.

    It all depends on how competent you and your partner feel regarding how much of the work you can do. You could do the chases for the pipes and dig the trench from the well to the house maybe, this would be a big saving on the labour.

    Either way you need to get some contractors in to give some quotes and advice so you will have a rough idea. Very hard to know with out see the place.
