Question from a LL re: Rent Allowance

    I rent out a house and was wondering how the changes to the amount of rent supplement that my tenants get will affect the rent I can look for.

    My tenants have been told that their limit is reduced to €350/month.

    My rent was €480 for the last year, which I think was their max claimable.

    Does this €350 mean that I can still have €480 on the lease, and that my tenants have to stump up the rest? Chatting to my tenants they said that the Rent people told them that the LL can no charge no more than €350 per month.

    Is this right?

    A land lady can charge what they want but not if they want to have tenants in receipt of rent allowance.

    The tenant is not allowed to make up the shortfall in the rent, the options are, reduce your rent or rent to someone else.

    Could the tenants take in another person, is there a spare bedroom?

    I think most leases of this kind are rent allowance 350e and the tenants make up the rest of the agreed rent, if they want prime houses in good locations, lets not pretend that this is not what's going on regardless of want is supposed to happen, and if tenants cannot afford the house/area.....tough luck, live within your means and allowances

    I'd like to think you're right but unfortunately I don't think you are. The Citizens information site also wouldn't support what you are saying there.

    Regardless of whether its the right or correct way of applying this allowance, this is in fact the way it currently operates, I know because when I was younger I was paying my rent this way.

    A slightly different way of looking at it is that your tenants are not supposed to be paying any more than €350 a month rent in order to receive rent allowance.

    The table says "Maximum rent per month" NOT "Maximum Rent Supplement per month"!

    Thanks for all the replies folks.

    Can't believe that the limit went from 480 to 350 in one year.

    Not a good time to be a LL, if only I could get the place sold, eh?

    Ok, but surely they can pay whatever they want on rent, as long as they know that anything above 350 they will be paying themselves? No?

    Its this concept I can't quite grasp.

    Years ago thats the way it used to be, you could just make up the difference but now there are supposed to be checks imposed so this cannot happen, I have no idea if people actually stick to them. I think they have it all comming back on the landlord, they have to sign a declaration stating what rent they are getting,
