How to Build a Mews House on Someone Else's Property?

    Hi Guys,

    Bit of a simple question but something I know nothing about.

    Looking around some neighbourhoods I like and have noticed some back gardens that would be well suited to having a mews house built at the end of them, often some of the other houses in the same row already have mews houses built so it would probably be ok from a planning point of view.

    Supposing I want to buy a chunk of land from someone (the end of their garden) and build a mews there, is this possible? How would you go about this? Does the original house owner have to build the house, then have it designated as a separate property, or can they just sell me a chunk of their back garden and I go about getting planning permission and building there?

    Any advice on how this would work would be much appreciated!

    the usual procedure would be to:

    1. find a 'suitable' site. the definition of suitable will require a good understanding of the councils development plan and any local area plan. Previous examples of this type of development in the locality would help. this may require professional assistance.

    2. approach land owner and see if the proposal is agreeable

    3. if agreeable, agree contract to purchase 'subject to planning permission'

    4. engage designer to do a sketch proposal and organise a 'pre-planning' meeting with local planner

    after this meeting you should be well on the way to knowing whether the development is a runner or not.
